Steel Window & Door Maintenance System Our steel windows and doors are not just standalone products - they are fully integrated systems made up of moving parts, seals, finishes, and glazing components. Like any precision-engineered system, they require periodic inspection and maintenance to operate as intended. Regular servicing helps prevent issues such as corrosion, misalignment, and seal degradation, ensuring smooth operation, longevity, and consistent performance over time. Former Auckland Railway Station Hardware sample boards at 50 Porana Road. Fire-Rated Glass & Steel Maintenance Fire-rated joinery is a critical part of the passive fire protection in many buildings. Fire-rated glazing, steel framing, and hardware deteriorate over time. Exposure to environmental conditions and natural aging can affect the performance of these components. We provide maintenance services, including the replacement of fire-resistant gels, tapes, fire-rated framing, and sealants to ensure compliance and reliability, thus helping maintain the integrity of the fire-rated system . The Importance of Window & Door Maintenance Ongoing maintenance is essential to preserve the performance, safety, and appearance of any architectural element. Over time, exposure to weather, movement, and general wear can compromise even the highest-quality materials. A proactive maintenance approach not only extends the lifespan of your investment but also ensures continued compliance, functionality, and visual integrity within the building. Rather than replacing a complete system too early, targeted steel window repairs can address worn hardware, stiff openings, damaged seals, corrosion, glazing issues and general wear that builds up over time. For heritage, commercial and architectural buildings, this approach helps retain the strength and character of the original steel while improving day-to-day use and long-term reliability. Where new work is required alongside older joinery, we can also manufacture custom steel windows and doors or integrate repairs with architectural steel windows and doors to create a consistent result across the building. Frequently Asked Questions: Steel Window Maintenance, Repairs And Refurbishment What Is Steel Window Refurbishment? Steel window refurbishment is the process of repairing, restoring and improving existing steel windows so they continue to operate properly. This can involve easing openings, repairing damaged sections, replacing hardware, addressing corrosion, improving seals, reglazing where suitable and refinishing the steel. When Should Steel Windows Be Repaired Instead Of Replaced? Steel windows may be suitable for repair when the main frame is still structurally sound and the issues are limited to movement, hardware, glazing, seals, corrosion or finish deterioration. Replacement may be considered when the frame is too damaged, the system no longer suits the building, or the required performance cannot be achieved through refurbishment. Can You Repair Heritage Steel Windows? Yes. Heritage steel windows are often good candidates for repair because the original frame proportions, glazing bars, hardware and patina can be important to the building’s character. Our approach is to assess what can be retained, repaired or remade before recommending replacement. What Types Of Steel Window Repairs Do You Carry Out? Steel window repairs can include freeing stuck sashes, repairing or replacing hinges, handles and stays, treating corrosion, replacing damaged glazing components, improving alignment, resealing, repainting and restoring the window so it functions more reliably. How Often Should Steel Windows And Doors Be Maintained? Maintenance timing depends on the building location, exposure, use and condition of the steel joinery. Coastal, high-use or weather-exposed buildings may need more frequent checks than sheltered interior systems. Regular inspections help identify minor issues before they become larger repair or compliance problems. Can Steel Door Maintenance Be Done At The Same Time? Yes. Steel window and steel door maintenance can often be planned together, especially in commercial, public, heritage and architectural buildings where multiple openings form part of the same system. This allows hardware, glazing, seals, coatings and operation to be reviewed as part of a wider maintenance programme. Do Fire Rated Steel Windows Need Specialist Maintenance? Yes. Fire rated steel windows and doors should be maintained carefully because their performance relies on the frame, glass, seals, hardware and installation remaining in suitable condition. If the system is fire rated, maintenance should be approached with the correct materials and documentation requirements in mind.
- Our Steel Fabrication Process | Steelguard NZ
Steelguard's six-stage process covers research, design, 3D modelling, fabrication, professional installation & ongoing maintenance for steel windows and doors. OUR STEEL WINDOW & DOOR FABRICATION PROCESS OUR PROCESS Steelguard understands that a successful product is only as good as the process. See how our process differs from any other. We take a collaborative approach towards customer support, often seeking advice from each other in order to craft the most accurate response we can for our customers. Along the way, we take note of customer feedback and raise it with our designers, fabricators, and project managers in order to maintain a constant rate of improvement to our windows and doors, as well as the process. 1 Research The construction industry is in constant flux, and new regulations are only matched by the release of new products onto the market. Steelguard travels throughout Europe, Asia, and the US to find new systems and suppliers to enable us to meet this ever-increasing demand. 2 Development One of our core values is that of 'constant improvement'. It is in our DNA that once we have found a new system or process, we find how it can be integrated into our workflow, either in the workshop or a process for the management of our projects or the business as a whole. We’re composed of experts in our field, and we hand tasks elegantly to each other, from the initial customer contact to our design team, project managers, and beyond. 3 Design With the introduction of SolidWorks to the business, we are designing our steel windows and doors in a virtual 3-dimensional environment. This enables us to ensure the proposed system works as intended and clashes are avoided. Our designers are part of our team, and so we’re plugged into the Engineering and Support teams by way of user experience and user interface design. It’s important to us that we can collectively express ourselves honestly through our work. 4 Fabrication & Finishing As every window or door is unique and effectively hand assembled, we leverage the accuracy and precision of CNC machining, but the way that the steel behaves when heated through the welding process , our artisan fabricators know the material intimately and make tiny adjustments to ensure the best possible product is finally ready to progress to our painting department. 5 Installation We know that no matter how good our factory processes are, the success of a project stands or falls on the quality of the installation. We have invested in a 5 x 5 metre pre-assembly test rig, into which we trial fit our door systems prior to painting. This ensures any final tweaks are carried out before the paint and final corrosion system is applied. This also ensures the installation on site progresses as smoothly as possible and avoids excessive handling on site. 6 Maintenance & Refurbishment Once your fire or non-fire-rated windows and doors have been installed and commissioned, Steelguard can help protect the investment in your asset by ensuring the moving parts are kept correctly adjusted and lubricated by way of scheduled maintenance.
